Casa Fontanelle
Casa Fontanelle, Umbria, Italy, is a handsome and well appointed ‘casa padrionale’ farmhouse offering spacious accommodation, with its own private swimming pool, terrace and landscaped gardens of one and a quarter acre.
It sleeps 12 guests in 6 generously sized double bedrooms, has 4 bathrooms, 2 ensuite, satellite tv and DVD and offers sweeping views from all four sides of the house and terraces as well as a 11m x 6m swimming pool.
Enjoying a hillside position very close to the small villages of Cerqueto (3km) and Spina (2.5km) directly halfway between Perugia and Todi in Central Umbria, set in just over 1 acre of grounds with gardens, cypress trees and young olive trees.
The property offers 360 degree views of the Umbrian hills and the capital city of Perugia beyond.
It is a quiet and tranquil country setting ideal for children and a family holiday yet conveniently close to the many cultural, artistic and culinary delights which attract visitors to Italy.
Available for year-round rental, this is an ideal base from which to explore many of Umbria’s and Tuscany’s prime tourist sites, or to simply bask by the pool in the Italian sunshine and admire the lovely countryside.
The house has been fully restored but retains many original features including hand made terracotta pianelli floors, a characteristic Umbrian arched kitchen, wooden beamed ceilings, large rooms with high ceilings and long views, terraces to catch the sun all day long, and seating both inside and outside for 12 people.
Ground Floor
Downstairs you will find a large kitchen dining room with a built-in oven, built-in microwave, freezer and large refrigerator.
It is designed with an island workstation unit in the middle with gas hob and granite working surfaces. The kitchen looks out onto the spacious stone patio that is furnished with a large table and chairs for outdoor dining. The living room is surrounded by comfortable seating. and is the perfect place to enjoy a glass of wine before dinner, a good book or good company.
The living room has two large shuttered french windows facing south and opens to the poolside patio making it feel open and airy.
Completing the downstairs are two twin bedrooms, travertine tiled bathroom and entrance hall with a chest of drawers.
First Floor

The house is on two floors with 2 double and 2 twin bedded rooms on the upper floor and two twin bedded rooms on the ground floor.
The bedrooms are all spacious and comfortable. The largest bedroom is double aspect with two large windows, each with a beautiful view. A marble bathroom with travertine tiles and shower adjoins the room. There is 1 more large double bedroom and two further twin bedded rooms. One of the twin bedded rooms comes with an ensuite travertine tiled bathroom with shower and bathtub. The remaining double bedroom and twin bedded rooms are located in the Tower section which share the other bathroom with shower. There is also a covered terrace (Loggia) on the first floor which can be reached by the internal or outside staircase, which has a teak dining table and 8 chairs, should you wish to take shade from the sun.

To the side (and facing West down the valley) is a large and sunny terrace stretching the width of the house is ideal for al fresco dining with some spectacular sunsets.
To the rear of the house is a neighbouring vineyard – Cantina Busti – and Flavio Busti will be pleased to invite guests for wine tastings and the opportunity to buy some of his excellent wine. Outside the house, the garden extends from both the back and front of the house giving you room for walking and a place for outdoor games.
The swimming pool is only steps from the house extending from the terrace that has some of the best views facing south from the property.
The stone patio has comfortable sunloungers and tables, and is a perfect place to relax in the sun, have lunch or watch a beautiful sunset.
